This lovely country house is located in an ancient medieval village mostly residential that can be reached via a pleasant dirt road only 2km long. The village is nested among the beautiful and cozy hills of Chianti Senese, in Radda in Chianti’s municipality but very close to Castellina in Chianti.
The property, free on three sides, is located at the end of a building and it retains its independence and privacy as a cottage. Access is granted by a private road.
The estate where the property lies consist of a 10 hectares oak forest and of an olive grove just as big. This property is a quiet and regenerating place to live in. At the moment there is no swimming pool, however there is a small river a few minutes down the hill, a wonderful place to cool off in clear natural water.
Despite the property being in the middle of the countryside, Castellina in Chianti town center is reachable with a short walk through a path in the woods.
The house was the village’s old cellar, as told by the large vault on the ceiling. The stone facade has been finely restored by the current owners who firstly made it their country residence and lately successfully rent the property out to tourists.
The interiors are in traditional Tuscan-style, with bricks and chestnut beams ceiling and terracotta floors. By entering the property we find ourselves in a large living room, enriched by a beautiful corner fireplace and by a large arch that opens into the dining area with rustic built-in kitchen.
A corridor leads to the night department where there are two bedrooms, one of which is very large and has an en-suite bathroom, there are also a second bathroom, a laundry room and closet.
Outside the property there is a paved yard, ideal to relax and enjoy summer dinners in the cool; a large foundation gaps runs along the side of the house and could be either used as a tool room with firewood storage or as a technical room with boiler, water deposit and water softener.
The heating is powered by LPG, however the pellet boiler can also be used. In addition, a heat pump it is going to be installed in order to improve energy efficiency from class G to E.
Water is actually supplied by a co-owned natural spring of exclusive use that serves all dwellings and allows the maintenance of the gardens but in exclusive use. However it is possible to get the property connected to the municipality water line.
Siena, San Gimignano, Monteriggioni are a 30 minutes drive away. In less than an hour you can reach most part of the Sienese and Florentine Chianti up to the beautiful city of Florence, where Renaissance art and shopping streets are ready to be enjoyed.
The village, where the property is located, is managed as a condominium: annual expenses that do not exceed 1800 euros, those are intended inclusive of gardener, water consumption and, very importantly, council tax on waste.
